3 Advantages and Disadvantages of Sectional Titles:

ADVANTAGES:

1. Security

Residents tend to feel safer because their neighbours are closer, the perimeters have protection measures and access is controlled by security guards. The safety of the perimeters is usually maintained by the Body Corporate (in charge of managing the complex), whereas, in a freestanding home, a buyer has to maintain the security themselves. 

2. Community

Residents of sectional titles benefit from a stronger sense of communal living. Most sectional title schemes, especially those with clubhouses or common facilities inside the complex or estate, offer greater engagement with neighbours.

3. Maintenance

Common property is maintained by the Body Corporate. The owners of each unit pay monthly levies to the Body Corporate, who is responsible for the maintenance of the common property within the complex.

In sectional title schemes, 'common property' refers to areas within the complex or estate that is collectively owned by all the owners. Such areas include passages, pathways, or entrances that connect sections, staircases, elevators, the swimming pool, and communal parks if the complex or estate has one.  

DISADVANTAGES:

1. Rules and Regulations

Living in close proximity to people means there won't be as much freedom as you would get in a freestanding property. Therefore, there will be a curfew on noise, restrictions on where you can park and what space you can occupy, as well as how you may use the communal areas. 

2. Building, Renovations and Alterations

The freedom to build, alternate or renovate your property is subject to the rules and approval of the Body Corporate.  

3. Animals

Sectional Titles are strict with the number of pets you may have on your property. Some will only allow cats, and some will only allow dogs, or both, depending on the rules of that Body Corporate. Some Sectional Titles don't allow any pets at all.
